this guy cuts all the timbers at a yard he has in northern arkansas. i'm a truck driver that hauled a load of his cabins and got caught up in a huge mess with someone he tried to scam in georgia. stay away from this guy he's bad news.
YESTERDAY, I WAS LOOKING FOR THE ADDRESS OF THE PEOPLE WHO SOLD US OUR CABIN SO I COULD ASK THEM A QUESTION ABOUT LOG CABIN LOG COATINGS AND I WHEN I LOOKED ON THE INTERNET FOR IT, I FOUND THIS SITE AND I WAS KIND OF SURPIRSED TO SEE SPECULATIONS ABOUT THESE CABINS FROM PEOPLE WHO HAD NEVER BOUGHT ANYTHING FROM THEM OR WHO HAD NEVER LOST ANY MONEY, BUT WERE JUST SPECULATING, GUESSING AND USING THE WORD “SCAM” TO MAKE THEM LOOK BAD. WELL BECAUSE WE BOUGHT SOMETHING FROM THEM I THOUGHT I BETTER TELL ABOUT OUR EXPERIENCE AND I WANT TO. MY HUSBAND AND I BOUGHT A 2200 SQUARE FOOT ONE FROM THESE PEOPLE LAST YEAR AND I HAVE TO SAY WE WERE ARE MORE THAN HAPPY WITH OUR CABIN, IN FACT, I CAN SAY THAT CABIN KIND OF CHANGED OUR LIVES MUCH FOR THE BETTER. FOR YEARS WE HAD WANTED A LOG CABIN AND WANTED TO MOVE TO THE COUNTRY BUT WE NEVER COULD AFFORD ONE BEFORE BECAUSE LOG CABINS WERE ALWAYS TOO EXPENSIVE FOR US. WHEN WE SAW THE AD WE WERE KIND OF SCEPTICAL AT FIRST, BECAUSE OF THE REALLY LOW PRICE AND YOU KNOW THE OLD SAYING THAT “IF IT SOUNDS TOO GOOD TO BE TRUE WATCH OUT BECAUSE MAYBE IT IS.” BUT THERE IS ANOTHER OLD SAYING WHICH SAYS THAT OLD SAYINGS ARE SOMETIMES JUST OLD. SO WE HOPED THIS OFFER WAS REAL AND WE CALLED THE NUMBER ANYWAY TO FIND OUT. THE PEOPLE WHO ANSWERED WERE FROM THE START, HELPFUL, AND THEY EXPLAINED EVERYTHING FIRST TO ME, THEN TO MY HUSBAND, AND WE CALLED BACK SEVERAL MORE TIMES AND THEY ALWAYS ANSWERED OUR QUESTIONS VERY WELL AND SO WE FELT A LOT BETTER THEN AND DECIDED TO TRY IT DESPITE OUR EARLIER WORRIES. AFTER ALL, THEY WERE CHARGING US NO DEPOSIT AT ALL AND WANTED NO MONEY FROM US IN ADVANCE AND THIS ALL SOUNDED PERFECTLY GOOD TO US. IT TURNED OUT TO BE ONE OF THE BEST THINGS WE HAVE EVER DONE IN OUR MARRIED LIVES (MY HUSBAND GEORGE INSISTS THAT MARYING HIM WAS THE VERY BEST THING I EVER DID, BUT THIS IS STILL IN DISPUTE). ANYWAY GEORGE AND I SOLD OUR EXTRA CAR IN ABOUT A MONTH LATER AND USED THAT MONEY ALONG WITH SOME WE HAD SAVED, TO BUY A 2200 SQ. FT. CABIN FROM THEM FOR ABOUT $7500. PLUS SOME FREIGHT. THEY DELIVERED IT RIGHT AWAY, IN ABOUT THREE DAYS, AND IT WAS SOLID OAK HARDWOOD JUST AS THEY SAID IT WOULD BE. THE WOOD WAS IN EXCELLENT CONDITION, REALLY NICE, AND THEY CAME IN PERSON AS THEY PROMISED AND THEY BROUGHT A HELPER TO HELP UNLOAD IT AT OUR PLACE, WHICH THEY WEREN’T REQUIRED TO DO. NOTHING WAS OUT OF ORDER. THEY WERE FRIENDLY AND INTELLIGENT PEOPLE, A MAN AND A WOMAN WHO WERE NICE TO US AND HELPFUL. THE LOGS WERE MORE THAN WE EXPECTED, THE PLANS WERE SEVERAL DOZEN PAGES, WITH COLOR DRAWINGS AND THEY EXPLAINED EVERYTHING AND ALL OF OUR WORRIES TURNED OUT TO HAVE BEEN FOR NOTHING. THEY LOOKED AT OUR SITE AND TALKED FOR PROBABLY AN HOUR ABOUT HOW TO SAVE MONEY WHEN PUTTING OUR CABIN TOGETHER AND HOW TO BUILD IT COMPLETELY FROM THE START AND THEY BROUGHT EVERYTHING THEY SAID THEY WERE BRINGING. THEY SAID WE COULD CALL ANYTIME LATER WITH QUESTIONS, AND WHEN WE WERE PUTTING IT UP WE CALLED WITH A FEW QUESTIONS AND THEY ALWAYS ANSWERED AND ALWAYS HELPED. WITH THOSE LOGS MY FAMILY BUILT A 2200 SQ. FT. CABIN FOR ABOUT $24,000 IN ABOUT TWO AND A HALF WEEKS. AS A RESULT WE NOW LIVE IN A FREE AND CLEAR LOG CABIN THAT ACCORDING TO A REAL ESTATE BROKER IN OUR CHURCH, IS WORTH ABOUT $225,000 WHEN YOU MULTIPLY WHAT SHE SAYS IS ITS FINISHED VALUE OF ABOUT $85 PER SQUARE FOOT TIMES ITS AREA OF 2200 SQUARE FEET AND ADD FOR A SMALL POLE BARN THAT WAS ALREADY THERE AND FOR ABOUT FOUR ACRES OF EXTRA FARM LAND AT ABOUT $2,000 AN ACRE AND A LITTLE POND WE DUG. NOW, BECAUSE OF THIS CABIN, WE HAVE NO MORTGAGE AND NO HOUSE PAYMENTS, EVER AGAIN, AND FOR THE FIRST TIME IN OUR LIVES WE NOW HAVE A REAL EQUITY IN A REAL HOUSE OF ABOUT $170,000 AFTER SUBTRACTING THE $24,000 WE SPENT TO BUILT IT AND AFTER SUBTRACTING ALSO ABOUT $19,000 WE PAID FOR THE LAND, WELL AND SEPTIC COMBINED. IN TOTAL WE HAVE IN THE WHOLE THING, LESS THAN WHAT MY HUSBAND’S BOSS PAID FOR HIS NEW DUELLY FORD PICKUP LAST YEAR AND IT IS HARD TO SAY THAT OUR CABIN REALLY COST US ANYTHING BECAUSE WHEN WE THINK ABOUT IT WE STARTED OUT WITH $24,000 PUT INTO IT AND CAME OUT OF IT WITH A $225,000 PLACE. IT TOOK US, WITH THE HELP OF OUR NEIGHBOR AND HIS SON, ABOUT A WEEK TO PUT UP THE CABIN’S WHOLE SHELL AND WE SPENT ABOUT EIGHT DAYS MORE TO PUT IN THE ELECTRICAL AND PLUMBING AND THE KITCHEN CABINETS WE BOUGHT PARTLY AT HOME DEPOT AND PARTLY BUILT OURSELVES, BUT BY THEN WE WERE NOT WORKING ON IT FULL TIME. ALL OF THIS WE DID OURSELVES USING TWO ILLUSTRATED BLACK & DECKER BOOKS WE ALSO BOUGHT AT HOME DEPOT FOR ABOUT $25 EACH. EXCEPT FOR SOME REMODELING WE DID WHEN WE WERE FIRST MARRIED, AND A BARN BUILDING JOB MY HUSBAND HELPED TO PUT UP IN COLLEGE, NEITHER OF US KNEW TOO MUCH ABOUT CONSTRUCTION AND ALMOST NOTHING ABOUT WIRING OR PLUMBING BUT THE BOOKS AND A DVD AND THE FOLKS WORKING AT HOME DEPOT KNOW QUITE A BIT TO MAKE IT PRETTY CLEAR AND WE MANAGED IT ALL OURSELVES. I DON’T HAVE TO WORK ANYMORE, BECAUSE WE DON’T HAVE A HOUSE PAYMENT ANYMORE. BEFORE WE BUILT THE CABIN, MY JOB WENT TO PAY THE MORTGAGE BUT EVERYTIME WE MADE A PAYMENT ABOUT 95% OF THE PAYMENT WENT TO INTEREST AND 5% TO PRINCIPLE. THE 30 YEAR MORTGAGE ON THE OLD HOUSE LOOKED LIKE A LIFE SENTENCE. MY SON AND TWO DAUGHTERS NOW LIKE FOR ME BEING HOME AND WE ARE HOME SCHOOLING NOW THAT I AM HOME AND THAT ALONE WILL NO DOUBT CHANGE THEIR WHOLE FUTURES MUCH FOR THE BETTER. WE LIVE IN THE COUNTRY NOW, WE HAVE TWO HORSES AND THE KIDS HAVE PETS AND ANIMALS AND ARE IN 4-H. WE ARE A LOT HAPPIER AS A FAMILY NOW THAT WE LIVE IN THE COUNTRY AND NOW THAT I CAN STAY HOME AND YES, WE ARE PROBABLY A LITTLE “CABIN PROUD” BECAUSE WE DO FEEL TOTALLY GREAT ABOUT THE WHOLE THING. I CAN SAY THERE IS A LOT OF SATISFACTION IN LIVING IN SOMETHING YOU HAVE BUILT YOURSELF. OUR FRIENDS AND NEIGHBORS ADMIRE OUR CABIN, AND MY SISTER IS PLANNING TO ORDER ONE TOO. SEVERAL TIMES PEOPLE WHO DON’T EVEN KNOW US HAVE STOPPED BY TO ASK WHERE WE GOT IT AND WE TELL THEM. WHEN I READ SOME OF THESE OTHER POSTS HERE ON THIS MESSAGE BOARD I SEE THAT THESE MESSAGES ARE NOT FROM PEOPLE WHO BOUGHT ANYTHING AT ALL AND WHEN I READ THAT SOMEBODY SAYS SOMETHING MUST BE A “SCAM” WHEN THE WRITER DOESN’T REALLY SEEM TO KNOW ANYTHING AT ALL ABOUT IT, THAT DOESN’T SEEM RIGHT. IT’S NO SCAM. WHEN MY HUSBAND AND I READ THESE MESSAGES, ONE BY ONE, WE THOUGHT IT WAS KIND OF SAD THAT SOME PEOPLE WHO DIDN’T KNOW ANYTHING ABOUT THESE CABIN PEOPLE OR ABOUT THESE CABINS TO SAY SUCH THINGS BASED ON THEIR FEARS AND SPECULATIONS. OUR EXPERIENCE WAS AS GOOD AS IT COULD POSSIBLY BE AND WE HAVE TO RECOMMEND THIS HIGHLY AND WE HAVE RECOMMENDED A LOT ALREADY TO OUR OWN FRIENDS AND OUR OWN FAMILLY. IT WAS A GREAT DECISION FOR US THAT CHANGED OUR WHOLE LIVES MUCH FOR THE BETTER AND WE ARE THANKFUL AND KIND OF GRATEFUL TO THE PEOPLE WHO SOLD IT TO US, AND WANTED JUST TO SAY SO.
Say your story sounds great But we in the real world need pictures and evidence of said product above or your post claims, these are just words so far. you tube facebook snapfish etc. are great places to post these bodies of evidence.
Dear Adam: Thank you for inquiring about the remaining log cabins we have. Sorry to have missed your call. No scheme here. We have pictures. Drawings. Information. Lots of information. E-mail, snail-mail, express mail and FedEx. Glad to send you what you want. Any way you’d like it sent. All of the cabins have to be moved from the storage site—in the beginning there were over 185 of them—and if you want one, we want you to have one. No advance payment is ever paid. Everything is shipped COD. We deliver, you get it first, then you pay for it. We have been in the homebuilding business for 43 years, since 1968. We are a modest family business. Not an industry. We are not a log cabin dealer but have some cabins we ordered for a resort that lost funding in the financial downturns and did not complete its contract with us or build them. We don’t have a use for them ourselves. They are for sale. These cabins are not for everybody because--You must either: (1) be able to put them together, or (2) be able to supervise two guys who can. Otherwise, you might be better off calling a log cabin dealer—these dealers can provide some extra advice services—kind of “hand holding” if you need it—and yes, though the dealer admittedly costs a lot more it’s the right thing for some people to do.We ask callers to research log cabins completely on the web before buying any cabin from us. We sometimes refuse to sell cabins to some people if we believe—after chatting with them for awhile—that they cannot manage to put one together. While assembly is straightforward—even simple for a handyman to build—not everyone is handy. We want anyone who buys one to have a good outcome and by our refusing to sell to some buyers, this insures that.Because these cabins are at a huge markdown from other cabins, the low price in itself, makes some readers suspicious, but remember, that savings are not everything.Nor are log cabins right for everybody. You are building a house, one of the most important things in your life. It houses you and your family for a long time. You need to consider it well, research it completely on the web and elsewhere, and then act. And, feel free to call us again if we missed you the first time. Sincerely, Missouri Gateway Properties/Summit Co.Dan Ryan
Dear "Colorado"-- I should be mad at you. You’ve put my construction company in a bad light—falsely and wrongly. We have— Never met. Never chatted. Never communicated. In any way. Ever. Your post admits this. But you posted the following lines anonymously on this site in reply to “Adam” who is the one and only post who is ahead of you on this site—the only one you could have seen. You said: “Thank you [Adam] for your note. When it sounds too good to be true . . .[.] We wondered about this as well and you have confirmed our suspicions.” Your “suspicions” are confirmed? How so? Just what suspicions do you mean? On what evidence? Is this the Colorado version of “fair and balanced?” Hang ‘em high on a Cottonwood tree before the Judge can get back in town? Get your townsmen riled up to violence based on your sure-fire no-evidence hunches, your “suspicions?” Well Colorado, with all due respect to your “psychic” powers-- Your giant conclusion-leap into the wild, blue yonder happened because you, Colorado— (a) Glanced at one ad. (Our own ad above), (b) Read one post. (Adam’s post above)Colorado, though I should be mad at you, I’m not. I get it. Some people are just naturally suspicious. It’s born into them. (I sometimes get suspicions too). And maybe you say things carelessly. O.K. But let’s just sit down here for a minute under this old Cottonwood tree and hold onto your “suspicions” and “hanging rope” for a second while we remember that there is not one spec of evidence whatsoever that we, who are the “accused” (by innuendo), did anything wrong. You don’t even say so specifically. And let’s consider this too: that the world just might have a half-full glass in it somewhere out there. Substitute “fear and suspicion” for “courage and open-mindedness,” and you might get a different formulation for life, instead of those all-negative half-empty glass formulations, we might say— “If it sounds too good to be true, I say we ride out there first thing in the morning, Tex, because quite a few times, we have found things that, though they sounded like unreal bargains, turned out to be (a) just as good as they sounded, and (b) were as true as they said, and we have learned out here on life’s dusty trail, that (c) bargains happen all of the time because sometimes, somebody just wants or needs to sell something for some reason that has nothing to do with the goodness or badness of the offer.”And we, Colorado—do want to sell our cabins. It’s true. And they are a good deal. That’s true. And there is nothing whatsoever wrong with them or with us, and that’s true too. And probably there’s nothing wrong with you either. But—let me admit this—I am a little suspicious of who you are, because you’re writing anonymous notes, and I am a little suspicious of your motives—why would anyone attack a stranger without evidence? But I’m just going to take the positive view that you simply misspoke. But it isn’t harmless. Suspicious speculation harms businesses, destroys reputations and people, and wastes time—yours, mine, and every reader’s. Suspicious speculations hurt small businesses and cost jobs and that’s wrong too, especially when every suspicion (at least about us) can be cured when the doctor is in—we answer 20 hours a day, 7 days. With one direct call to us (at least for any normally aspirated human being), you can talk to any of seven nice people who will be most glad to send you information or transmit e-mail information to you instantly, and to answer all of your questions. So make that call, Colorado. Shed that anonymity. Cure that suspicion about us forever and today. Sincerely,MISSOURI GATEWAY CONSTRUCTION / SUMMIT CO.Dan Ryan
Dear Barticus Maximus:May I call you “Brutus?” I see that you have posted a “suspicion” about our company. You cite exactly three items of “evidence for you “suspicion:” (1) You talked to a person you think is an Asian. (2) You believe she might also be a woman. (3) You think our drawings were crude. And yes, that is your whole case. I don’t know who to call first, Brutus: (1) The Civil Rights Commission--race (2) National Organization for Women—gender (3) The Smithsonian—Art Anti-Defamation LeagueWhen we told Anna that “Brutus Maximus” was calling her “an Asian Woman,” she only smiled, made a calm little bow and said, “Yes, I am.” (If NOW comes to get you Brutus, call, and I’ll try to get Anna to testify on your behalf).Brutus, we do not send our “plans” in advance—and you haven’t seen any--because these are sold only with the cabins, and you have never bought a cabin or anything else from us, as your posting reveals. You may have seen some rough concept drawings—these are not “plans” and might have been sent to you. Most people like the concept sketches, I am sorry that you don’t. That your artistic sensibilities were offended regarding these will be relayed to the architect. You reveal that you were planning to drive up and we thank-you for not driving up 700 miles from where, Amarillo? without an appointment. We are homebuilders who meet only by appointment and only when it is possible and convenient for all. Please note that we are a construction company and are not log home dealers and do not have log cabin models to visit beside the road. Good examples of log cabins can be seen on websites all over the web and actual homes can be visited at the sites of some of these log home dealers. Many of them have beautiful artwork and lovely products. We urge you—and anyone else contemplating a log home—to visit them all, to well familiarize yourself with the log cabin style of home. Since we are not log home dealers we do not maintain a log home website and we have no connection with any of these other websites or companies but you are encouraged to visit them on the web or in person to establish a good perspective for yourself on what log homes are about before purchasing cabins us or from anyone else. Our prices are much lower, but consider: most log dealers are providing extra guidance and consultations services that we do not provide. These services have value too, and must be considered in total value computations.Sincerely,MISSOURI GATEWAY PROPERTIES / SUMMIT CO.Dan Ryan
Dear Kay H:Your posting politely acknowledges several things—thank-you—while it at the same time expresses concerns about several things too. You sound genuine and it sounds as if you deserve an explanation and an answer to your questions and we want to provide that here. If this does not fully answer your questions—or those that other people may have—then by all means, phone us please, write or e-mail us and we can discuss anything you would like, more fully. We answer 20 hours a day, 7 days a week, but sometimes rest—if we miss you or are on other lines, you may get machine answered, and we will call back promptly. You state (about us): (1) Your classified ad has run for months.A. Yes. We had over 185 cabins to liquidate from a developer resort construction deal that lost its financing, and this liquidation has taken some time. Our ads will run until we have nothing more left to sell and all of the cabins are liquidated. B. Long running ads are normally a good sign for buyers—not a bad one. People who run ads briefly and then leave town are the scary ones. It’s a good bet that people who have run ads for a long time and are still running those ads are here to stay. We are.C. We’ve been in business continuously since 1964—nearing 50 years—and in construction since 1968—nearly 43 years. We are well credentialed, highly experienced professionals, designers, builders, developers in our respective fields, with millions of dollars of our own past ownerships and construction projects in the U.S., Europe, and Asia. D. Having said that, I don’t want to leave you Kay, or anyone with any images that we are or were sized like the giant Bechtel Corporation or that we are large or complicated in any way. That is not remotely us today. We are not construction giants and never were, and have left the world of exotic projects and far places, long ago. We are down to family business scale—raising our families and operating modest scale businesses—as a matter of lifestyle choice.E. Most of our staff are independent contractors, with their own professional offices, their own employees and, aside from some field offices and storage facilities for equipment and materials that we keep, we maintain no central offices, and have no need of any, aside from our virtual and household offices. F. The same technological revolution that makes this website, your cell phone and the Internet possible, have freed millions of enterprising Americans—including us—from the rigors, stresses, stasis and costs of keeping offices. Two quick notes: Once, when I went to Dallas to meet with the great Trammel Crow, the largest owner of offices and warehouses in Texas, I was surprised to find, he had—no office of his own and wore no suit and tie. (I did not suspect a “scam”). Last year I read that the Ford Motor Company had disconnected all of its phones in the engineering department—issuing each engineer and staff member, a cell phone instead. (I do not suspect a “scam”). G. Odd isn’t it?—that many of the same people who seem addicted to the Internet and to technology such as many of the “posters” here on this site—find it evidence of a “scam” that other people are very much “into” the new technological freedoms—meaning, that the techno-types who lead whole lives in dark rooms in “virtual land” are sometimes the very ones who seem unable to accept it when other people are freed from offices, warehouses, stores, factors and all of the costs and rot that goes with them. In 2011 it is not an offense to not maintain a public office. Nor is it evidence of misdeeds. Millions—on the Internet and not—have said “goodbye” to all of that.H. In these days, we are homebuilders in a tough market, having the same tough time as anybody else. We have self-imposed limits and do not build over 150 homes per year. We build speculative homes on our own lands, for resale by real estate brokers. Many of our buyers are escaping the city for the country—and that market is our specialty. I. We do not have the staff or the inclination to sell homes to the public or to build custom homes one by one and sales are left to independent real estate brokers or others. We no longer build custom homes for the public and beyond that, we are a family firm, building speculative homes on our own lands, and pretty much just minding our own business. (2) You state, Kay: I spoke with Anna, then with Dan Ryan. You did. Thus well proving we are both of us are here and easily reachable; that we both spoke to you of cabins; and knew about them very well; that we were knowledgeable and courteous to you. (3) You state, Kay: I received photos, dimensions, etc. via e-mail.You did. Via e-mail. The same e-mail that some of these posters say does not exist. Thus proving (contrary to some of the off-the-planet posts on this site) that we not only are here, but that we can and do respond quickly and thoroughly and electronically. And that, though we have never maintained a website for log cabins because we aren’t log cabin dealers, and don’t like the care and feeding of websites we are able to transfer the same information a website might have had, directly to you, via e-mail. This also helps us control who we are dealing with. We will not sell to buyers who we think cannot successfully assemble the cabin and we don’t want anyone ordering without our advance permission. We want to discuss it briefly with any potential purchaser before proceeding. (4) You suggest Kay: I’m afraid it’s a “scam” because it sounds “too good to be true”Yes, it is a sensational deal BUT IT DOES NOT FOLLOW IN LOGIC that it must be too good to be true BECAUSE it’s “too good” of a deal or is too low of a price.Did you mean: A. It SHOULD sell for more THEREFORE it might not be a “real” offer?Well if it should sell for more (and it should) then doggonit Kay, if you or anyone, INSIST on paying more, then alright, pay more. We give up. No further resistance. We have thought about raising the price but haven’t. Just tell us what more you want us to put on your invoice and we’ll do whatever you want. B. It sounds so good I can’t believe it—but I wish I could believe it because if I could believe it I’d really like to have one.Exactly. And one way you can KNOW it’s a real offer is because you are not paying ANYTHING up front—the whole thing comes COD, freight and all. No advance payment of any kind. You aren’t trusting us. We are trusting you.And the customary way to get to the bottom of understanding anything you want to buy is to get the people on the line who are selling something to you and ask them every question you can think of. This isn’t complicated. It’s the real deal—as many happy buyers have found. We will tell you everything we can think of—including things that might help you decide against buying a log cabin—we don’t hold back and we want you to go onto the Internet and look at every kind of log cabin before you buy anything from us or from anyone.Kay, if you have any other questions, call us. Sincerely, MISSOURI GATEWAY CONSTRUCTION / SUMMIT CO.Dan Ryan
